Oakwood is a residential community of 458 single-family homes located on the north edge of Westmont, Illinois in DuPage County.
The Association
The OHA was established by the Oakwood Declaration of Covenants, Conditions and Restrictions, which is recorded as a deed restriction on every lot in the Oakwood subdivision. Everyone who buys a home in Oakwood is an automatic member of the OHA.

Annual Dues
What are the annual dues for 2025?
The dues for 2025 are $142.
When are OHA dues due?
Invoices for OHA dues are mailed out in May and due on June 1st.
A late charge of $30 dollars is applied to all payments received by the OHA after June 15. Interest is applied to the unpaid balance from June 15 until it is paid.

Do I have to pay dues?
Yes, every homeowner in Oakwood must pay dues. This is established in each deed for OHA property.
All clearance letters for homes with unpaid balances will include details of the owned debt. A lien will be recorded with the DuPage Recorders Officer for each home with an unpaid balance.

Who owns Lake Charles?
Lake Charles is owned by the Oakwood Homeowners Association, which is made up of the owners of the homes in Oakwood. Lake Charles is maintained by the Lake Management Committee, a group of dedicated volunteers.
Why does Lake Charles exist?
Lake Charles is a 15 acre lake that serves as the primary water retention facility for Oakwood storm sewers and for some areas surrounding Oakwood. During heavy rains, water collects in our lake then exits via an overflow dam to Salt Creek.
Who may use Lake Charles?
All residents of Oakwood may use Lake Charles.
Do I have to register my boat?
Residents on the lake are encouraged to register their boats and get a permit so that it can be identified and returned if it gets loose. Boats must also be registered to participate in the Lock & Dock program.
Is swimming allowed?
Swimming is not permitted at Westman Beach. The Oakwood Homeowners Association does not have the proper facilities or supervision to permit swimming.
Is fishing allowed on Lake Charles?
Fishing is allowed from both boats and the shoreline, provided fisherman follow a Catch and Release policy. Residents who do not live on the lake may fish off the fishing piers on the Eastern Shoreline. Since Lake Charles is a private lake, a Illinois fishing license is not required for residents.

Do I Need a 22.1 Disclosure?
No. 22.1 disclosures only apply to townhouses and condos. All of the units in Oakwood are single-family.
